Signs worth investigating

When the space beneath the home stays damp

A musty smell or visible moisture can have more than one cause. An inspection helps separate an airflow problem from leaks, drainage issues, rising damp or damaged building materials.

Musty indoor odours

Persistent smells near floor level may point to moisture or stagnant air beneath the home.

Damp soil or surfaces

Wet ground, condensation or moisture on subfloor materials should be checked before a system is specified.

Limited natural airflow

Blocked vents, enclosed sections or poor cross-flow can leave pockets of still, humid air under the floor.

Timber changes

Cupping, softness or movement in timber needs proper investigation. Ventilation may be one part of the response.

Visible mould

Mould needs moisture to grow. The moisture source should be identified rather than assuming a fan alone will fix it.

Wiring in a damp area

Existing electrical equipment beneath the home should be assessed if it appears damaged, exposed or unsuitable.

Designed for the actual space

More than adding a fan to an existing vent

The layout, subfloor volume, obstructions, existing vents, discharge point and electrical access all affect the design. Where powered ventilation is suitable, the system may include:

  • One or more extraction fans selected for the assessed layout
  • Ducting that directs damp air to an appropriate discharge point
  • Air-intake planning using suitable existing or additional vents
  • Controls such as a timer or humidity-based controller where appropriate
  • Electrical protection, isolation, wiring and testing
Good to know

Ventilation does not repair every moisture source

Active plumbing leaks, stormwater entry, poor drainage, failed damp-proofing and structural damage need the relevant trade or building specialist.

We will explain what the ventilation and electrical scope covers. If an electrical fault is found, our switchboard and fault support service may also be relevant.

How it works

Assessment, design, installation and testing

1

Inspect the subfloor

We review access, moisture signs, existing vents, obstructions and electrical conditions.

2

Plan the airflow

We determine whether powered ventilation is suitable and prepare the proposed system layout.

3

Install and wire

The approved fan, ducting, controls, protection and isolation are installed.

4

Test the work

We test the electrical installation and explain the system controls and maintenance needs.

Ventilation advice does not replace a building, drainage, plumbing or health assessment when those issues are present.

FAQs

Subfloor ventilation FAQs

Will subfloor ventilation remove mould?

It can improve airflow where stagnant, damp air is contributing to the problem, but existing mould still needs appropriate treatment and the moisture source must be addressed. Leaks, drainage and damp-proofing faults require separate work.

Does every damp subfloor need a powered fan?

No. The first step is to assess natural ventilation, blocked vents, drainage, leaks, access and the layout. Powered extraction is recommended only when it suits the conditions found.

Will the fan run all the time?

That depends on the selected controls and the site conditions. A system may use scheduled or humidity-based operation. We explain the proposed controls before installation.

Who completes the electrical wiring?

Russo Electrical completes the fixed wiring, circuit protection, isolation and electrical testing. NSW electrical wiring work must be carried out by or under the supervision of a licensed electrician.

Is the work covered by a workmanship warranty?

Eligible Russo Electrical work is covered under our workmanship warranty. Review the warranty page for the current terms.
